Where we come from

The Firm

A builder who spent years improving other people's properties, now doing that same work as the owner.

From the job site to the ownership side.

Cody O’Neal came to multifamily as a general contractor and master builder. Years of scoping roofs, pricing plumbing and electrical work, managing crews, and controlling budgets shaped his understanding of what a value-add plan actually requires.

The move into ownership grew from a simple realization: he was doing the physical work that created value while someone else owned the long-term asset. C Mack Capital applies that construction background to a focused multifamily strategy.

The motivation is personal as well as professional. Cody wants his children, Cash and Chloe, to see him follow a process, learn from setbacks, and keep working toward difficult goals.

Know the work before committing to it.

Our focus is older, operating apartment communities where improvements can be scoped, priced, and overseen.

The target

Class C/C+ garden-style and low-rise communities. 50–150 units. Built 1980–2001. No flat roofs.

The geography

Lewisville first, followed by Burleson, Mansfield, and Denton in Dallas–Fort Worth.

The structure

One property, one entity, with an asset-specific business plan for investors to review.

The record is new. The accountability is direct.

C Mack Capital is building its multifamily track record. We do not present construction experience as a completed investment portfolio. Investors should examine the actual property, business plan, team, financing, and risk before making a decision.

The founder’s advantage is understanding the work behind a renovation plan. The standard is to make that work and the assumptions around it visible.
